7-Story Mixed-Use Project Approved at Culver City-Los Angeles Border With Some Affordable Units

On Thursday, May 8, the Los Angeles City Planning Commission approved a 7-story mixed-use development that straddles the border between Culver City and Los Angeles. Located near the intersection of Washington Boulevard and Lincoln Boulevard, the lot is currently occupied by a one-story commercial building, which is now officially slated for demolition. The new development between 13475 to 13485 West Beach Avenue will create 79 living spaces (of which 21 will be designated as affordable), 2,723 square feet of retail space, and parking for 57 vehicles and 96 bicycles.

Renderings in the public report provided by “investment and development firm” PK Architecture showcase beautiful views of the surrounding Marina del Rey neighborhood from the roof amenity deck, as well as a pool deck for residents located on the second floor. The design makes the most of its beach-adjacent locale; outdoor spaces are prioritized, especially in the form of ample residential balconies for corner units, which feature glass panels.

A palette of browns and whites distinguish the building aesthetically without producing a jarring change in context, blending in perfectly with the relatively sedate neighborhood. Traffic noise from Lincoln Boulevard, which is often used as a major north-south corridor for people traveling from Santa Monica to Marina del Rey and Playa del Rey, will be blunted by the existing buildings located on Del Rey Avenue.

Because the building itself will technically be located in two separate jurisdictions, the plans note that the Culver City portion will have 5 affordable units, while the Los Angeles side will have a total of 16. Brian Silveira & Associates, self-described “development consultants,” are listed as the primary representative for the project. Part of the ground floor retail space will be located on busy Washington Boulevard, making it an ideal business location. The total square footage of the project is expected to be 90,640 feet.
